Our Cypriot 3 bedroom villa has been the family holiday home for around five years. Constructed between 2002 and 2003 by Aristo Developers it is situated just outside the traditional coastal village of Argaka, near Polis and in the Chrysochou/Akamas region of Paphos, Cyprus. Aproximately one hour’s drive from Paphos International Airport we are close to the pretty agricultural town of Polis.
Over the period the villa has been used predominantly by family and friends and currently has a high standard of furniture and fittings throughout with household goods as well that can be offered with the sale. We also have a very reliable local housekeeper to take care of matters for guests as required.
The villa is situated in a small residential estate of 35 dwellings, within a quiet cul-de-sac of 12 villas and bungalows, most of which are occupied by permanent residents. With a southerly aspect, overlooking orange groves and panoramic views to the Akamas Penninsula, access to the beach of the magnificent Chrysochou Bay is no more than a 300 metre stroll.

On the first floor the villa has 3 double size bedrooms complete with fitted wardrobes, all with sea views. Two bedrooms have patio doors leading to the upstairs balcony. The main bedroom (3.30m x 3.60m) has en-suite facilities with air conditioning and ceiling fan. The two remaining bedrooms (3.60m x 3.70m and 3.30m x 3.60m) have air conditioning units and share the fully tiled main bathroom equipped with shower.
All opening windows and doors are fitted with fly screens and patio doors have louvered shutters. Heating/cooling is provided by air conditioning units and/or portable electric/gas heater.
Access to the villa is by double gate from the service road to a driveway for up to two vehicles. Further residents’ parking is available, adjacent to the property. Back garden is laid mostly to paving with perimeter planting and the front garden to loose stone chipping for ease of maintenance. An irrigation system is installed in both areas. The villa has all local services.
